When SERVPRO of South Garland is called to a commercial water job we have a plan. We try to ascertain as much information needed to know what materials are damaged, before we head to the job site to be certain all necessary equipment and tools are loaded upon the trucks.  We have a check list to go by.

Our IICRC certified technicians will then analyze the damage, and record the proper conditions for you to report to your insurance company. Photos will be taken of all the damage.   At this time, our technicians will identify the category of water and communicate their findings to you, and if need be we will speak with your adjuster for you.

 Next, our technicians will create a drying plan that will meet the needs of the areas affected. Many times, there will be limiting factors, such as property hours, needs of the business or owner’s requirements that our technicians will need to consider when creating their plan of action. 

After the drying plan is established, our technicians will check for any safety hazards before beginning the drying process. This includes water extraction, placing of commercial-grade dehumidifiers, desiccant technology, air movers or heat systems. The use of equipment will be determined during the analysis phase, and may change to meet the different requirements of the job.

Once the water is extracted and the equipment is in place, daily monitoring reports are taken to show drying progress in each of the affected areas. It is sometimes a small fire that can develop into massive fire damage destroying a building.  A small flare-up or flash fire can wreak havoc on a condo or multiple floors of an apartment or business building if safeguards are not maintained.

If you own a building, you do not have complete control over what residents or employees may be doing. You can develop a fire prevention plan to help lessen the risk of fire damage. The following are the most common fire hazards leading to fire damage in a Garland structure that forces a closure. SERVPRO agrees that the following measures can help prevent fire and water damage.

Smoking. Maintain designated areas for smoking when necessary. If possible, with the warm climate in Garland, this can be an outside area. Typically, inside smoking is no longer permitted.
 
Electrical Wiring and Equipment. Install equipment and wires in compliance with local codes and OSHA regulations. Make sure maintenance is done by licensed electricians. Do not overload outlets or use long extension cords.

There should be locking metal containers for waste, which should be disposed of daily. Assess areas as safe for usage. Contractors must follow facility procedures and report all use of flammable liquids.

Fuel Gas Cylinders.  These must be stored in a well-ventilated area, with any oxygen tanks a minimum of 20 feet away. Assess areas as safe for usage. Prevention mechanisms must be in place, such as chains so that they cannot topple over. They should be transported on cylinder carts in upright positions. They should be used at least 20 feet away from hazards with "Hot Work" or "Hot Work Procedure" signs. Only trained personnel should use them.

Oxygen Cylinders. These must be stored at least 20 feet away from flammable or highly combustible material and in well-ventilated locations. Cylinders should be secured to prevent tipping over. They should also be transported on cylinder carts in upright positions. Only trained personnel should use them.

Propane Vehicles. Only trained personnel should use them. They must be properly maintained. Drivers must be trained to handle the propane and the vehicle safely. Cylinders must be safely stored. Maintenance of cylinders must be done by a reputable supplier.

Electric Vehicles, with particular attention to golf cart barns. They must be properly maintained. They must be charged in well-ventilated areas that have been approved for this purpose. No arcing or sparks. This requires special care since it can be an open area to the public.

Often times when there is water damage in commercial building, water will leak into the bottom of the lift well. It is also very common for the sump pump installed in lift wells to fail. On several occasions we have been asked to remove this water from the lift well and dry out the area.

It is important to ensure the water is removed as quickly as possible to ensure there is no corrosion on the lifts pulleys and cables.

This article will discuss how we do this.

  1. It is necessary for us to liaise with a properly qualified lift technician. They can secure the lifts and make it safe to complete the water extraction and the drying
  2. Removal of water damage – This can be done using a suitable sump pump which can be hired from a reputable hire company. See the picture to the right. The pump is submersed in the lift well to remove any standing water. The residual water at the bottom of the lift well after pumping with a sump pump can be removed with mopping or a reliable carpet cleaning water extraction machine.
  3. Removal of contaminants – Sometimes the water damage at the bottom of the lift well could be contaminated (i.e. sewage). In this case we would
  • Pressure clean and extract to concrete block wall in lift well
  • Pressure clean and antimicrobial treatment to lift base and electrical cabling
  • Treatment of block walls and concrete floor surfaces with alkaline solution
  1. Drying of concrete brick work – in many cases it is important to dry the water damage from a lift to ensure there is not a mould problem in the building later on. If the water in the well has been sitting there for long periods of time, the bricks can become saturated. If the brick work is not dried, it is possible the moisture can encourage bacteria and mold problems. This can cause hazardous odors throughout the building.

 We use a desiccant dehumidifier for 8 days at the bottom of the lift well as well as 2 air movers to dry the surrounding brick work.

Upon Arrival:
Our IICRC certified technicians will arrive to your property with the proper equipment, tools and knowledge to ensure an accurate diagnosis.
 
Damage Analysis:
Our technicians will then analyze the damage, and record the proper conditions for you to report to your insurance company. At this time, our technicians will identify the category of water and communicate their findings to you.

 

Create a Drying Plan:
Next, our technicians will create a drying plan that will meet the needs of the areas affected. Many times, there will be limiting factors, such as property hours, needs of the business or owner’s requirements that our technicians will need to consider when creating their plan of action.
 
Extraction and Drying:
After the drying plan is established, our technicians will begin the drying process. This includes water extraction, placing of commercial-grade dehumidifiers, desiccant technology, air movers or heat systems. The use of equipment will be determined during the analysis phase, and may change to meet the different requirements of the job.
 
Reporting:

It is sometimes a small fire that can develop into massive fire damage destroying a building.  A small flare-up or flash fire can wreak havoc on a condo or multiple floors of an apartment or business building if safeguards are not maintained.

If you own a building, you do not have complete control over what residents or employees may be doing. You can develop a fire prevention plan to help lessen the risk of fire damage. The following are the most common fire hazards leading to fire damage in a Garland structure that forces a closure. SERVPRO agrees that the following measures can help prevent fire and water damage.

Smoking. Maintain designated areas for smoking when necessary. If possible, with the warm climate in Garland, this can be an outside area. Typically, inside smoking is no longer permitted.

Flammable/Combustible Liquids. These should be stored in approved cabinets, containers, and well ventilated and fortified areas. All workers must be trained in how to handle these dangerous products.
There should be locking metal containers for waste, which should be disposed of daily. Assess areas as safe for usage. Contractors must follow facility procedures and report all use of flammable liquids.

Fuel Gas Cylinders
These must be stored in a well-ventilated area, with any oxygen tanks a minimum of 20 feet away. Assess areas as safe for usage. Prevention mechanisms must be in place, such as chains so that they cannot topple over. They should be transported on cylinder carts in upright positions. They should be used at least 20 feet away from hazards with "Hot Work" or "Hot Work Procedure" signs. Only trained personnel should use them.

Oxygen Cylinders. These must be stored at least 20 feet away from flammable or highly combustible material and in well-ventilated locations. Secured to prevent tipping over. They should also be transported on cylinder carts in upright positions. Only trained personnel should use them.

Propane Vehicles. Only trained personnel should use them. They must be properly maintained. Drivers must be trained to handle the propane and the vehicle safely. Cylinders must be safely stored. Maintenance of cylinders must be done by a reputable supplier.

Electric Vehicles, with particular attention to golf cart barns. They must be properly maintained. They must be charged in well-ventilated areas that have been approved for this purpose. No arcing or sparks. This requires special care since it can be an open area to the public.
